Thinking About a Career in Real Estate?
Becoming a real estate agent in Pennsylvania doesn’t require a four-year degree or previous real estate experience. You do need to meet Pennsylvania’s licensing requirements, complete the required education, pass the licensing exam, and affiliate with a licensed real estate broker.
Once you’re licensed, the brokerage you choose can make a significant difference in how you build your business. Training, administrative support, technology, marketing resources, office space, and the experience of the agents around you can all play a role in your day-to-day success.
That’s where Kingsway comes in.
How to Become a Real Estate Agent in Pennsylvania
If you’re starting from scratch, here’s what the process generally looks like:
1. Meet the basic requirements
Pennsylvania real estate salesperson applicants must be at least 18 years old and have a high school diploma or equivalent.
2. Complete your pre-licensing education
You’ll need to complete 75 hours of approved real estate education before taking the salesperson examination. The required education covers Real Estate Fundamentals and Real Estate Practice.
3. Pass the Pennsylvania real estate exam
After completing your education, you’ll need to pass both the national and Pennsylvania portions of the salesperson licensing examination.
4. Choose a real estate broker
Pennsylvania salespersons work under the supervision of a licensed broker. Choosing the right brokerage is an important step because you’ll want to understand what kind of training, support, resources, and business opportunities are available to you.
5. Apply for your license
Once you’ve met the education and examination requirements and have an employing broker, you can complete the Pennsylvania licensing application and required background-check process.
Already licensed? You can skip the education and examination process and focus on finding the brokerage that’s the right fit for your business.

Your business can benefit from more than just a real estate transaction.
Through Kingsway’s affiliation with Regal Title, agents have access to an additional resource within the real estate transaction process, with the benefits of that affiliation flowing back to Kingsway agents.
More Local
A brokerage with deep local roots.
Kingsway Realty is locally owned and operated, with roots in the Lancaster County community and a commitment to the agents and clients we serve. As Kingsway continues to grow, agents have the opportunity to grow with us—including the potential to become a partner in the company.
What Does It Take to Succeed in Real Estate?
A real estate license gets you started, but building a successful real estate business requires more than passing an exam.
Successful agents need to be comfortable meeting new people, developing relationships, following up with prospective clients, managing their time, learning the market, and staying organized throughout the buying and selling process. Real estate can offer flexibility and significant earning potential, but agents are also responsible for developing their own business and maintaining strong client relationships.
If you’re motivated to build a career—and want a brokerage that gives you more resources to do it—Kingsway would like to talk with you.

To become a licensed real estate salesperson in Pennsylvania, you must meet the basic state eligibility requirements, complete your pre-licensing education, pass the state licensing exam, and affiliate with a local sponsoring broker like Kingsway Realty.
The general step-by-step path includes:
Meet the minimum criteria: Be at least 18 years old and hold a high school diploma or equivalent.
Complete your education: Finish the required real estate courses through an approved provider.
Pass the background check: Submit a criminal history record check.
Take the exam: Pass both the national and state portions of the licensing exam administered by Pearson VUE.

The Pennsylvania Real Estate Commission mandates 75 hours of pre-licensing education. This coursework is divided into two separate foundational courses:
Real Estate Fundamentals – 30 hours
Real Estate Practice – 45 hours
(Note: Once you are licensed in Pennsylvania, new agents must also complete an additional 14-hour post-licensing education requirement during their first licensing cycle to renew.)
No, a college degree is not required. You only need a high school diploma or its equivalent, alongside the 75 hours of state-approved real estate education. While a degree in real estate or a Juris Doctor (law degree) can technically fulfill educational prerequisites, the vast majority of successful agents enter the field by completing standard pre-licensing real estate courses.
Not at all. You do not need any prior sales, business, or real estate experience to start your career. Many new agents transition from completely different industries. What matters most is your drive, local market familiarity across Lancaster County and Central PA, and a willingness to learn. At Kingsway Realty, we provide the guidance, training environment, and mentorship needed to help new agents launch and scale a thriving business from day one.
For most candidates, the entire process takes anywhere from 2 to 4 months. Your exact timeline depends on a few moving parts:
Pre-licensing coursework: Can be completed online or in a classroom anywhere from 2 weeks to a couple of months, depending on your schedule.
Background check & exam prep: Processing your state background check and passing the Pearson VUE exam.
Broker onboarding & state processing: Finding your sponsoring broker and final review through the PA Department of State.
Yes. Under Pennsylvania law, a real estate salesperson must operate under the supervision of a licensed real estate broker. You cannot practice independently, advertise your services, or close transactions without being anchored to a sponsoring brokerage. Your broker acts as your supervisor, provides transaction oversight, and holds your license.
